With So Many Houses For Sale, Make Yours Standout

In many housing markets across the country there is a glut of houses for sale. The market is not what it used to be and there are often more houses than buyers. This can make it difficult to get a home sold as quickly as you might wish but here are some tips to help you move the odds in your favor when it is time to sell your property.

Before putting the home on the market, find out the right price range by doing your homework. In most cases the houses that are moving are the ones that have been priced right. It doesn't matter what features your home has if it is overpriced. Price it right and get it sold.

A comparative market analysis, or CMA, is a report that Realtors and other professionals use when determining what a property should sell for. This is a comparison of all the houses currently listed on the market or that have sold recently that are similar to a specific property. A comprehensive CMA can tell you what similar houses have sold for and how long the average market time may be.

Clean everything in the house. This includes dusting light fixtures and fan blades, wiping corners where dirt may get trapped and even cleaning windows and coverings. Carpets and flooring should be kept clean at all times.

Most real estate professionals will tell you one of the biggest selling points for a home is the kitchen. A sparkling kitchen with clean appliances and cabinets can make a huge difference for a buyer. Kitchens tend to get a lot of grease build up from cooking and should be kept clean at all times.

Buyers are also swayed by the condition of the bathrooms in a home. Keep the floors, tubs, toilets, sinks, cabinets and mirrors clean and sparkling. A potential buyer will notice this attention to detail and will more likely look with favor upon your home.

Touch up any painted surfaces as necessary. This may mean simply fixing areas that have chipped paint or it could involve repainting entire areas. Walls, doors, trim and cabinets with painted finishes should all look well maintained. If they look dirty or worn, it could give potential buyers the impression that the rest of the home has not been cared for properly.

Most of the houses that will not sell are just sitting there for a reason. They have not been maintained properly and are probably overpriced. With a little hard work and the right price, even in slow markets, owners can often find a buyer for their property. Compare yours to other houses for sale in your area, determine the correct asking price and get it sold.
